Biography

From procurement to a single specialism.

Jonathan's career did not begin in property. It began in corporate procurement — a methodical discipline that values process, contracts that hold under pressure and the unglamorous work of completing complex transactions correctly. Those habits would later define his property practice.

He moved into UK property investment over a decade ago. He did not chase trends, and he did not build a public profile from a single deal. He spent several years operating across a number of strategies, learning the market from the inside, and gradually concentrating on the area he considered most defensible on technical grounds.

That area was Title Splitting.

Correctly executed, a Title Split creates a measurable uplift in valuation on the registration of the new individual titles. It does not require planning gain, and it is not a market view. It is a technical specialism with a high barrier to amateur entry — and a natural fit for an operator who values process over presentation.

Today, Jonathan is a two-time Aspire Property Awards winner, a member of Propertymark and a published contributor to Your Property Network. Over a decade in UK property he has completed more than fifteen Title Split projects, controlled in excess of £10m of property and placed over £20m of investor capital. Each project carries his direct involvement.

Inspired Property Group — the specialist UK firm he co-founded — exists for a single purpose: to undertake this one strategy with consistent discipline. The firm provides the operating vehicle, the professional team and the institutional standard that allow the work to be extended privately to a small number of investor partners.

Mentoring with Jonathan Dee is a private, one-to-one engagement reserved for experienced property operators, entrepreneurs and existing investor partners.

It is not a programme, a course or a community. There is no curriculum, no group call, no community channel and no public element. Engagements are private and structured around the operator's actual portfolio, capital position and live opportunities.

Jonathan works directly with each mentee. Sessions are protected time on his calendar, applied to the operator's specific situation — sourcing, structure, capital, professional team, lender qualification, exit and the detail in between.

The intention is straightforward: to shorten the operator's learning curve, sharpen their judgement and reduce the cost of avoidable mistakes. Mentoring is not appropriate for first-time investors.
